Project: External Refurbishment of a primary school.
Location: Uxendon Manor Primary School, Vista Way, Harrow, HA3 OUX.
Client: London Borough of Brent
Contract Period: 18 weeks
Value: £525,000
Brief:
Replacement of Asphalt roof coverings with new insulation and a Liquid Plastics Decothane 25 Liquid Roof System, installation of UPVC facias to roofs, installation of lightning conductors, design and installation of a Solar PV system to generate electricity for use by the school, installation of new aluminium windows and doors, extensive stone restoration, replacement of an access road leading to the swimming pool and redecoration of all previously painted external areas.
Key Issues:
As the school was fully operational for the majority of the contract period, we had to work closely with the school staff in order to minimise disruption to the pupils.
The budget for this project meant that the proposed temporary roof structure that was going to be installed for the duration of the project to protect against the weather was omitted from the scope of works, therefore roof coverings had to be stripped and renewed methodically in order to prevent the building being left exposed to the elements.
As the school wished to reduce its carbon footprint, it was agreed that, due to the large flat areas of roof space, there was an opportunity to introduce solar panels to generate its own electricity. A solar PV system was designed to suite the roof areas and installed by specialist engineers.
Outcome:
The works were completed on time with no water ingress, to the delight of the Client and the School. The school is now generating enough electricity to power the school when fully operational and is selling surplus electricity back to the power station. Trinity has secured further works at the school since completion of this project.
