Project: Complete refurbishment of four Mews houses into modern commercial office accommodation.

Location: 3-6 Quebec Mews, London W1

Client: The Portman Estate

Contract Period: 47 weeks

Value: £1,150,000

Brief:
The refurbishment and alteration of 5 & 6 Quebec Mews and demolition and re-building of 3 & 4 Quebec Mews to create contemporary office accommodation.

Key Issues:
The project consisted of the complete demolition of two of the Mews properties and the partial demolition of the remaining two, including existing floors and roofs - only the external party walls were retained. Extensive temporary and structural works were undertaken, including under-pinning, before any re-building could commence - this severely restricted access to the site.

There were a number of planning restrictions, as the properties were in a conservation area. The surrounding and adjoining properties were fully occupied during the construction process.

There was also a requirement to repair and damp-proof the basement vault of one of the properties.

Outcome:
3, 4 & 5 Quebec Mews is now a superb and practical large open plan office area on three floors, fully air conditioned and providing all modern services.

Nr. 6 Quebec Mews has office space on four floors including the basement vault and a contemporary staircase between the floors gives this property a very modern feel.
