Contracts Case Study

Project:Complete refurbishment of two large terrace town houses into modern commercial office and residential accommodation.

Location: 4-6 Seymour Place, London W1

Client: The Portman Estate

Contract Period: 52 weeks

Value: £1,000,000

Brief:
The refurbishment and alteration of 4-6 Seymour Place to create basement and ground floor contemporary office accommodation and three high quality 2 bedroom flats on the upper floors.

Key Issues:
The project consisted of the complete internal demolition of the two properties including the existing floors and roofs and part of the internal and external party walls. This involved extensive temporary and structural works including underpinning which severely restricted access around the site.

There were a number of planning restrictions that we had to works under as the properties were in a conservation area.

The surrounding and adjoining properties were fully occupied during the construction process.

At all times we had to ensure that the building was fully operational and ensure that deliveries did not affect access into the building.

Outcome:
4-6 Seymour Place is now a large open office area on two floors.

The three 2 bedroom flats have a contemporary design with high quality kitchens and bathrooms.
