Complete refurbishment of a Grade II listed terrace town house into modern commercial office and residential accommodation.
Location:
26 Seymour Street, London W1
Client:
The Portman Estate
Contract Period:
60 weeks
Value:
£1,995,000
Brief:
High quality refurbishment & conversion of existing property into basement & ground floor offices with three fully fitted flats to four upper floors. Comprising of extensive re-building of the front façade including underpinning, demolition & new extension to rear of the building with extensive repairs & alterations to remainder of the building. Overhaul main roof and carry out repair work to party walls & chimney stacks. Extensive arrangement of internal areas including new finishes and repairs to retained finishes.
Key Issues:
The building was in a particularly poor state & the re-building of the front façade led to further issues with the party wall.
We had to install extensive temporary propping to hold up the structure which then restricted access throughout the site.
Outcome:
Working closely with the Architect, Structural Engineer, Conservation Officer & English Heritage, we have now repaired the building and brought it back to its former glory.
26 Seymour St now has a large open plan retail area on two floors.
The upper floors have 3 one and two bed flats with a contemporary design with high quality kitchens and bathrooms.
